My last post on homes for sale in Golf Course Communities in May showed that there were 102 active homes for sale. Not all of these 18 homes that are no longer listed have been sold, as a matter of fact only 3 homes were sold in Golf Course Communities listed at $1 million and above in the past two months and a total of 10 homes were sold in these communities in the past 6 months. There are currently 4 homes pending a sale as of this market report.

The average time homes stayed on the market in Broward County golf course communities that were listed at $1 million and above before they were sold is 160 days.

Russian Billionaire pays $95 million for Trump Mansion in Palm Beach Florida

Although Donald Trump calls this a $100 million dollar deal, Russian Fertilizer Billionaire Dmitry Rybolovev purchased the Waterfront Estate for $95 million at closing on Tuesday. According to sources, all of the closing costs, brokerage commissions, and doc stamps were paid for by Trump.

Trump bought the 6 acre waterfront mansion which has 475 feet of unobstructed views back in 2004 for $41.35 million from Abe Gosman during his bankruptcy filing. Trump made extensive renovations to the waterfront estate and his initial asking price offering was $125 million.

The buyer of the home, Ryolovev is listed on Forbes Billionaire's list at #59 with an estimated net worth of $12.8 billion dollars.

I had a Blast at the 29th Annual Montreal International Jazz Festival

Last week I had the pleasure of attending the 29^th Annual International Jazz Festival of Montreal. It was my first time attending and now I plan to make it a yearly event. The festivities lasted from June 26^th to July 6^th. 11 days of non-stop entertainment from 12 noon to 12 midnight, no matter what time of day you went, there was always a crowd.

With 3,000 artists from 30 countries there was surely a lot to see. There were free shows set up in 10 different stages along the streets of downtown Montreal that were simply amazing. Each set lasted an hour and then on to the next. There was Jazz, Blues, African, Reggae, Latin Jazz, Cuban, and Contemporary music just to start. If you wanted a great concert, there were also paid shows; there were 10 concert halls to accommodate the concerts going on each day throughout the festival.

Some of the performers were: Aretha Franklin, McCoy Tyner, Dave Young, Al Green and RZA, just to name a few. And this year homage was paid to Jazz legend Oscar Peterson.

The streets were truly alive in Montreal and I would recommend this Jazz Festival to anyone who wants a great mixed Jazz experience, in a great city, with great musicians.

Based on the chart, there are fewer homes listed on the market for sale this June as compared to June 2007. Yes, the average home for sale in Davie stayed on the market a shorter period of time in June of last year, but if your home is priced correctly and marketed effectively, your home should get sold.
